Routine maintenance keeps a property from declining. Seasonal work is what makes it look deliberately cared for. Fresh mulch and a spring cleanup change how a site reads more dramatically than any single service we perform, and a well-executed color rotation at the entry is the cheapest visible upgrade available to a property manager — it is the thing tenants and visitors comment on without knowing why the frontage suddenly looks better.
Timing is the entire discipline. Pansies and violas go in when soil is cooling in fall and hold through our mild spells; warm-season annuals wait until frost risk has genuinely passed, not the first warm week in March. Mulch is most valuable installed before summer heat so it moderates soil temperature and holds moisture rather than being decorative after the fact. Leaf work has to run on multiple passes through fall, because a single cleanup in November means turf sat smothered for six weeks.
We plan the seasonal calendar with you at the start of the year, so budget is approved in advance and crews are scheduled rather than squeezed in. That also means we can prioritize the areas that matter — entries, monument signage, patios, and leasing office frontage get the color and detail budget, while back-of-house areas get sound, simple care.

Two rotations — cool season and warm season — is the standard for most commercial properties. Retail, hospitality, and Class A office often run three or four for tighter seasonal transitions. We would rather do two rotations well at the entries than four thin ones spread across the whole site.
Spring, ideally before sustained heat arrives, so it does its actual job of holding soil moisture and moderating temperature. Some properties add a light fall top-off at high-visibility beds for appearance. Annual re-mulching at full depth is usually unnecessary — beds should be topped to spec, not buried.
Multiple passes through the fall rather than one large cleanup, with frequency driven by the tree canopy on the site. Heavily wooded properties may need weekly attention for several weeks; open sites often need two or three passes total.
Snow and ice management is quoted separately from the landscape agreement where we have capacity. Northwest Arkansas events are infrequent but disruptive, so if you need coverage it is worth arranging before winter rather than during the first forecast.
We prioritize access first — clearing drives, entrances, and walkways so the property can operate — then schedule full debris cleanup. Contract clients are served ahead of one-off calls, which matters in the week after a regional wind event.
